Terms and Conditions for Kitchen Remodel by Zove Homes

Welcome to Zove Homes LLC! By accessing or using our kitchen remodeling services, you agree to these Terms and Conditions. Please read them carefully. For questions, contact us at [email protected] or call (206) 580-3056.

1. Scope of Services

Zove Homes LLC specializes in kitchen remodeling services in Seattle and surrounding areas. Services are provided as outlined in your project agreement. Changes to the project scope may incur additional charges.

2. Payment Terms

  • Deposit: A 50% deposit is required to begin work.
  • Progress Payments:
    • 30% of the total project cost is due at the milestone agreed in the contract.
    • The remaining 20% is due upon project completion and final walkthrough.
  • Late Payments: Late payments incur a 5% fee per week on the outstanding balance.
  • Ownership of Work Until Payment: All work and materials remain the property of Zove Homes LLC until payment is received in full. Zove Homes LLC reserves the right to remove materials or fixtures if payment is not completed as agreed.

3. Materials

  • Materials Provided by Us: We guarantee the quality of materials we procure but are not responsible for supplier delays.
  • Client-Provided Materials or Appliances: Materials or appliances provided by the Client are not covered under our warranty. Zove Homes LLC assumes no liability for defects, installation issues, or incompatibility arising from such materials.

4. High-Value Appliances and Fixtures

Zove Homes LLC will install appliances provided by the Client only if specified in the project agreement. We are not responsible for defects, malfunctions, or incompatibility of Client-provided appliances. Damage to appliances during installation must be reported immediately, and liability will be limited to repair or replacement at Zove Homes LLC’s discretion, not exceeding the cost of the appliance.

5. Custom Cabinetry, Countertops, and Lead Times

  • Custom cabinets, countertops, and other features may have extended lead times. Zove Homes LLC is not liable for delays caused by third-party suppliers or manufacturers.
  • Variances in natural materials, including granite, quartz, and wood, are inherent to their composition and are not considered defects.

6. Plumbing, Gas Lines, and Electrical Work

Kitchen remodeling projects may require plumbing, gas line, or electrical modifications. Zove Homes LLC assumes no responsibility for pre-existing defects or deficiencies in these systems. All modifications will comply with local building codes and may require additional costs or permits, which are the Client’s responsibility unless otherwise specified in the project agreement.

7. Disruption and Temporary Use

Kitchen remodeling may result in temporary loss of use of the space. Zove Homes LLC is not liable for inconvenience, additional costs (e.g., dining out), or delays caused by unforeseen conditions. Temporary facilities or solutions are not included unless specifically stated in the project agreement.

8. Structural Modifications

Structural modifications, including wall removal or reinforcement, will be assessed after inspection. If load-bearing walls are identified, Zove Homes LLC will provide an updated quote that includes necessary structural engineering and permits. Delays caused by such modifications are not the responsibility of Zove Homes LLC.

9. Ventilation and Exhaust Systems

Range hood and exhaust system installations are included only if specified in the project agreement. Zove Homes LLC is not responsible for pre-existing venting deficiencies or blockages, and any required repairs will incur additional costs.

10. Permits and Code Compliance

  • Permit Assistance: Zove Homes LLC will assist with obtaining required permits. However, delays or additional costs caused by permit denials, failed inspections, or local authority requirements are not the responsibility of Zove Homes LLC.
  • Code Violations: Pre-existing code violations must be addressed before or during the project and may result in additional costs.

11. Workmanship Warranty

We offer a 3-year workmanship warranty on labor and materials we install.

Warranty Exclusions:

  • Normal Wear and Tear: The warranty does not cover normal wear and tear, including fading or minor cosmetic imperfections resulting from regular use.
  • Acts of Nature: Damages caused by natural disasters (e.g., floods, storms), fire, vandalism, or other external events are excluded.
  • Improper Use or Maintenance: The warranty does not cover issues caused by misuse, neglect, or failure to maintain appliances or materials according to care instructions.
  • Third-Party Modifications: Alterations or repairs made by anyone other than Zove Homes LLC or its authorized representatives void the warranty.
  • Client-Provided Appliances: Appliances supplied by the Client are not covered under the warranty, including defects or malfunctions during installation.
  • Post-Warranty Repairs: Repairs requested after the warranty period will be billed at current market rates.

12. Debris Removal and Final Cleanup

Zove Homes LLC will remove debris generated by the project unless otherwise specified. Disposal costs for large items, such as old appliances, are the Client’s responsibility unless included in the project agreement.

13. Final Walkthrough and Punch List

A final walkthrough will be conducted upon project completion to create a punch list of outstanding items. The Client must report additional concerns within 7 days of project completion. Requests made after this period may incur additional costs.

14. Photography and Marketing

Zove Homes LLC may use photographs of completed kitchen remodels for marketing purposes unless the Client opts out in writing.

15. Privacy and Non-Disparagement

  • Zove Homes LLC will not share or disclose Client information except as necessary to complete the project or as required by law.
  • The Client agrees not to make defamatory or false statements about Zove Homes LLC or its services in any medium. Legitimate concerns should be addressed through the dispute resolution process.

16. Force Majeure

We are not liable for delays caused by factors outside our control, including natural disasters, labor strikes, or supply chain disruptions.
